At the beginning of 2018 Leeds City Council Education Department realised that due to a sudden increase in pupils their proposed extension to Shakespeare Primary School would not be ready and space had to be found for 150 children starting in April of that year. 

Brief

Options were reviewed and an agreement was reached with Bridge Community Church to use the vacant second floor of their Stewart Building. Our brief was to design the fit out of this second floor to provide teaching space for 150 pupils; staff accommodation; kitchen and toilets and have the building work complete within two months whilst ensuring minimum disruption to the occupied ground and first floors, and which would be suitable for use by Bridge Community Church when the extension to the existing school building was complete.

Challenges + Opportunities

The tight timescales were the biggest challenge we were facing and a design and construction team were quickly pulled together based on the consultants and contractor who had worked on the fit out of the other floors in the building.

The contractor started mobilisation whilst a layout was agreed with both the Education Department and Bridge Community Church. An open dialogue was maintained with the contractor whilst preparing the production information to ensure that the specified materials were available in the timescale, and this close working relationship was maintained to ensure that the project was completed on time.

Design

The second floor had previously been stripped back to its structural fabric and so the fit out had to be designed from scratch using materials and construction methods that would Byrom Clark Roberts were appointed as Principal Designer for the project, which was administered under a JCT Intermediate Form of Contract, co-ordinating a design team including Mechanical and Electrical Consultants, Interior Designer and Quantity Surveyor.
