Royal Liverpool Golf Club
A challenging project that involved lots of client, contractor and project team liaison with very tight timescales leading up to a major internationally televised golfing competition. The project was achieved within good time, and within budget.
Royal Liverpool Golf Club instructed the Chester Conservation Building Surveying team to carry out the refurbishment and repair work of the main rear elevation and members lounge of the golf course. The member lounge section of the rear elevation required fully rebuilding, which included two large viewing gallery windows overlooking the golf course, which were to be replaced to match the existing to an exact design.
Challenges + Opportunities
The main challenges within the project were the implementation of the works while the golf course remained in full use during the course of the works, and areas of the member’s lounge were also to remain active during the works. The most imperative challenge was to ensure that the works were carried out and complete on time due to the Majors Golf Tournament - The Open Championship being held at Royal Liverpool Golf Course within weeks of work being complete. Therefore, no delays were to be incurred as the Main rear elevation formed a backdrop view to the Championship. Of great concern to the client was the proximity of the practice greens directly adjacent to the rear elevation and we were to ensure that no damage occurred to these during the works.
The strategy for the works included the preparation of highly controlled working areas which were separated from the Golf Club by installation of temporary hoarding to ensure no disruption occurred to the daily running of the golf course and ensured that all works were contained. Extensive structural propping and scaffolding was provided to fully support the elevation and floor structure while the works progressed. The main rear elevation was carefully taken down and propped and rebuilt to exact dimensions, and the construction and design of the two large gallery windows were fully managed to ensure the windows match the original design exactly.
The Chester Conservation Building Surveying division of the practice was instructed to provide contract administration, design services, and project management to ensure the project was fully implement from conception to completion within strict timescales, including co-ordination of consultants as the lead consultant and provision of budget cost advice services including agreeing cost variations, cost reporting, negotiating and settlement of the final account and issuing interim payment certifications. The Structural investigation and design works were carried out by Chester Structural Engineering division.
