We were instructed by our client’s insurance company to carry out full fire remedial works of their industrial property which consisted of a large woodchip and sawdust processing plant in North Wales, which unfortunately was significantly damaged by fire. The work was carried out on behalf of the insurance company, NFU and their Loss Adjustor. The project carried out by Chester Building Surveying comprised stripping out and repair of the structure, fabric and equipment damaged by the fire, including installation of high precision plant.
Challenges + Opportunities
The main challenges within the project were working on an industrial site which was to remain fully active and in use during the course of the works. It was also imperative that the building was prepared and ready for the installation of the precision plant delivered from Germany to be installed within the plant on time. Also it was vital that the building was constructed to exact dimensions due to minimal tolerances of millimetres for the fitting of the precision plant.
The strategy of the works involved set up of the site in a very controlled manner to work around the active industrial works. Sections of the client’s company had to be shut down due to the extent of the fire and there was a great loss to the business, which was covered by the insurance. Therefore, speed of construction was essential and the programme was condensed to ensure that the building was up and running in a short as possible time frame.
Due to the complexity of the job and the number of different companies involved, i.e. Main Contractor, plant, machine manufacturers and installers, we were responsible for not only Contract Administration but also in acting as Project Managers. We liaised closely with the specialist contractors and machine supplier and fitters from Germany to ensure a construction to their exact specifications. This allowed us to oversee the whole operation and ensure the construction was ready for the delivery of the various items of plant and machinery. This ensured the work was completed in a timely and cost effective manner.
The Building Surveying division of the practice was instructed to provide contract administration, design services, and project management to ensure the project was fully completed to meet with clients and insurances needs, including co-ordination with numerous specialist contractors and consultants and acting as lead consultant, provision of cost advice services including agreeing cost variations, cost reporting, negotiating and settlement of the final account and issuing interim payment certifications. The Structural investigation and design works were carried out by Chester Structural Engineering division.
