Create additional office space by extending the building at first floor level over a single storey structure and provide a full office refurbishment.

Brief

The main aspects of the brief was to create additional office space by extending the building at first floor level over a single storey structure and provide a full office refurbishment: provide significant additional power, data and mechanical services to the property, enhanced office layout , first floor fire escapes and increased mains power supply to the premises within a short time scale related to a design build package. We were to formulate the design and build tender/contract documentation acting as the employer’s agent throughout the process.

Challenges + Opportunities

The significant challenge was the time scale and ensuring certainty of cost via the design and build process. This was an important investment by Moneysupermarket and any loss in timescale had an impact on their earning capacity and incurred them potential lost earnings; the existing mains power supply was to be enhanced and M&E consultant was brought on board to advise.

Two key factors were considered:  adequate documentation which would provide a clear scope of the employers requirements for the contractor to achieve to assist in the cost certainty of the project. The contractors proposals needed to be vetted to ensure compliance with employers requirement documentation.

Services

The Practice was appointed to fulfill the duties of a Full The Building Surveying Division of the practice was appointed to provide full employers agent services: formulating D&B documentation for tender contract, vetting the contractors proposals and then acting as the EA (employers agent) throughout the construction phase, including budget cost control advice services including cost reporting and settlement of the final account and issuing interim payment certificates.
