Avalon School - West Kirby
A lot of careful thought was put into the sequencing of the work prior to tender to minimise disruption to the occupants and achieve access to a restricted site, and within agreed timescales.
Avalon School is a school of high standard set in landscaped grounds on the Wirral. Our client required the implementation of the design and installation of a new two storey building to house the science department of the school.
Challenges + Opportunities
The main challenges of the project were to carry out the construction of the two storey building within a tight timescale due to the school academic year and also the implementation of the work on an active site which was to remain in full use throughout the works. The site was also restrictive in size and the building to be constructed was to be in close proximity to adjoining residential properties.
Due to the restrictive nature of the site delivery of construction materials would be difficult and it was therefore necessary to form a temporary access to the site across the playing field (re-instated prior to the new term) connected to the highway for deliveries and site traffic to access the site. The temporary access roadway was formed and once works were completed on the main construction this temporary access was removed and all were repaired back to their original condition. Applications were prepared and submitted to the local authority to enable this course of action and once the temporary access was installed all works traffic / deliveries was fully monitored and managed.
The strategy for the works included the phasing of the works into two parts to ensure that minimal disruption to the running of the school occurred. The first phase of the works incorporated the demolition of the existing two storey structure and preparation of the site for phase two. Phase one was carried out during the Easter Break, this ensured the site was ready for the second phase of works to be carried out in the summer break. The second phase of works consisted of the construction of the main two storey building and the installation of retaining walls to re-landscape the grounds to accommodate the building. The site was fully managed and controlled to ensure no disruption to the adjoining residential properties and all deliveries to the site were time controlled.
The strategy was to achieve all the external works and construction of the shell to a weather tight structure within the summer holiday, including removal of the temporary highway access. The finishes, fittings, M&E installation were then completed prior to Christmas and access provided via general access with careful coordination of deliveries, and clear site separation and control of site access.
The Chester Building Surveying division of the practice was instructed to provide contract administration, design services, and project management to ensure the project was fully implemented from conception to completion, including co-ordination of specialist consultants as the lead consultant and provision of budget cost advice services including agreeing cost variations, cost reporting, negotiating and settlement of the final account and issuing interim payment certifications. The Structural investigation and design works were carried out by Chester Structural Engineering division.
